The Loan Application Process

Based on the financial institution you choose, the process and time it takes for you to receive funding may vary. However, the typical loan application process may take on the following critical stages:

Pre-qualification stage

Prior to the loan contract, the potential borrower receives a list of items that they need to submit to the lender for them to get a loan. This may include Identification proof, credit score, current employment information, bank statements as well as previous loan statements.

This process only begins after an application is totally completed. In this stage, the lender checks the application in consideration of various accounts, such as an applicant’s credit score, risk scores, and other industry-based criteria. Today, this process is fully automated using Rule Engines and API integrations with credit scoring engines.

Credit Decision

Based on the results from the underwriting phase, the lender makes a credit decision. The loan is either approved, denied, or sent back to the originator for additional information. If the criteria used do not match with what is set in the engine system, there is an automatic change in the loan parameters, for instance, reduced loan amount or a different interest rate on the loaned amount.

Quality Check

Quality check of the loan application process is very critical since lending is highly regulated. The loan application is then sent to the Quality Control Team to analyze critical variables of the loan against internal and external regulations on loans. This is often the last step of the application process before funding is approved.

Loan funding

Once the loan documents are signed by both the borrower and the lender, funds are released shortly after. Nevertheless, business loans, loans on properties, and second mortgage loans may comparatively take more time to be approved due to legal and compliance reasons.

Basic Details about your Business

Ideally, this is the third paragraph of your loan application letter. Use a few short and concise sentences to give a clear outline of your business.

Be sure to include the details below:

  • The legal name of your business and any DBA that your business uses
  • Your business structure- if it is a corporation- partnership, individually owned, etc.
  • A summary of what your business does.
  • How long your business has been operational
  • Total number of employees
  • A brief description of your current annual revenue

Once you have provided your basic business information, it is time to write the meat of your business loan request letter- clearly explaining why you need the business loan and how you intend to recuperate the investment.

The purpose of the business loan

In the fourth paragraph of your loan application letter, explain succinctly how you will use the business loan. Additionally, tell the lender why your intended use of the business loan will be a wise business investment.

While detailing this section, be as specific as possible and demonstrate to the lender that you have carefully considered the kind of revenue generation this new debt will accomplish for your business. for instance, don’t just say that you intend to use the loan for working capital. Rather, say that you plan to increase your inventory by 45% or that you need to increase your Human Resources to 4 to generate more income by 6%.

In the same paragraph, inform the lender exactly how the loaned amount will help generate more profits necessary to cover repayment plus the interest accumulated on loan.

Proof that you’ll be able to fully repay the loan

In this section, you need to demonstrate to the lender that you can pay back the loaned amount together with interest as per the agreed repayment period. You will want to use any figures from your latest income statements or balance sheets to prove your business is financially healthy and that it is a low-risk investment decision for your lender. In case you have other existing debts, be sure to mention them and include a business debt schedule if possible. If your business is profitable, highlight that in your letter since it something that most lenders pretty much look for in successful loan applicants.

5. Discuss your repayment plan

By this point, your lender should understand what your business does and why a loan would help it grow. Now you need to prove to your lender that you can repay your small-business loan.

This doesn’t mean you have to show precise calculations breaking down your desired interest rate and monthly payment. (After all, your bank probably hasn’t even committed to a specific interest rate yet.)

Instead, talk about things like your business’s past finances, other existing debts, and any projections can you offer.

So if you have a profitable business, point that out, and discuss how that will free up cash flow to repay your loan. Offer summaries of profit-and-loss statements that show your business has been growing. Tell your lender how you’ll pay off that existing loan within a few months, so they don’t need to worry about it interfering with repayment of your new term loan.

Put simply, this is your chance to convince your lender of your creditworthiness. Especially if you have a slightly low credit score or some other concern, you want to use this section to show that you will absolutely repay your loan.

6. Close the letter

Finally, you can add a few finishing touches.

Usually you should close with a short paragraph or two that refers the reader to any attached documents (like financial statements) and asks them to review your loan application.

If you’re ready to shop for a new home, a mortgage preapproval letter shows sellers that you’re a serious buyer who can secure financing from a lender. It also gives you a clear idea of how much you may be eligible to borrow.

To show lenders that you’re a qualified borrower, you’ll need personal identification, pay stubs, bank account statements, a list of your monthly debts, tax returns, W-2 statements and information about your down payment. You’ll also need to submit to a credit check. Most lenders require a credit score of at least 620 for a conventional mortgage, but a higher score will increase your chances of getting preapproved and can lead to lower rate offers.

The lender may also verify your history of making your rent or mortgage payments on time. Depending on whether the lender has additional questions and how much of its preapproval process is automated, accepted borrowers can expect to receive a preapproval letter anywhere from a few hours to a few days after applying.

Even if you have all of the required documentation and a qualifying credit score, don’t take the application process for granted. Lenders will be scrutinizing your financial readiness. Avoiding potential pitfalls will help keep your homebuying goal on track.

Don’t take on any new debts or lines of credit

Lenders want to see that your finances are stable, including your obligations to creditors. Avoid making large purchases on credit or opening additional credit lines, including new credit cards .

“Making large purchases, such as buying a car or expensive furniture on credit, can significantly impact your debt-to-income ratio” says Matt Vernon, head of consumer lending at Bank of America in Charlotte, North Carolina. “By taking on more debt before obtaining preapproval, you could potentially exceed the debt-to-income ratio threshold that lenders are comfortable with, making it harder to qualify for the mortgage amount you need or to obtain favorable terms.”

Don’t create job or income instability

“Lenders prefer borrowers with stable employment and income histories because they view them as less risky,” says Vernon. He adds that changing jobs or having irregular streams of income can alarm lenders and jeopardize your application, even if your income is higher as a result.

If your income fluctuates or is unpredictable — for instance, if you’re in a commission-based role or self-employed — you will also need to demonstrate that your earnings are consistent enough to make your monthly mortgage payment, says Steve Kaminski, head of U.S. residential lending at TD Bank, also based in Charlotte.

Don’t make large deposits without documentation

“Large, unexplained deposits might raise questions about the source of funds or suggest undisclosed debts, which could impact the borrower's ability to repay the mortgage,” says Vernon. If you’ve received money from a family member toward a down payment , be prepared to provide the lender with a signed letter from your relative that confirms the funds are not a loan. The lender may also ask for additional documentation, such as withdrawal and deposit slips.

Don’t rush the process

Even if you’re eager to shop for homes, it’s imperative to take your time with your mortgage preapproval application. “If anything's off or missing, it could slow down or even hurt your preapproval process. Take a little extra time to double-check everything to avoid any delays,” Vernon says.

It’s worth your while to look at multiple lenders. Comparing quotes could get you the lowest rate and save you thousands in interest. Researching and narrowing your lender options during preapproval will help you act quickly once you’ve found a home and are ready to move forward with a mortgage application .

Kaminski says, “There is a lot to consider, and it can be overwhelming when combined with the emotion of home shopping and potential stress of low housing inventory and competitive offers.”

While you can’t control the market, you can present the strongest possible personal financial profile. In addition to providing the right information at the right time, you want to avoid any moves that could damage lenders’ perception of your ability to make loan payments. By getting preapproved, you’ll have successfully completed an important step in your homebuying journey.

Two highly significant student loan forgiveness application deadlines are rapidly approaching. Some borrowers may have to take certain steps by April 30th in order to qualify for any student loan relief, or at least minimize risks of significant delays.

So far, the Biden administration has approved more than $150 billion in student loan cancellation through a variety of separate initiatives, including temporary programs and waivers. Relief under one of those waivers, called the IDR Account Adjustment, already represents more than a third of that total, making it one of the most significant of President Biden’s student loan forgiveness initiatives. But the account adjustment is set to end this summer, and certain borrowers may need to apply to consolidate their loans before April 30th in order to benefit.

Meanwhile, the Public Service Loan Forgiveness program — which also represents a significant portion of the $150 billion in debt relief approved by the Biden administration — faces a major upcoming deadline on the same date. PSLF is about to undergo an extended processing suspension , during which no PSLF applications will be reviewed. Advocates are encouraging borrowers to submit PSLF forms and take other important steps prior to April 30th.

Here are the details.

April 30th Is Key Student Loan Forgiveness Application Deadline For IDR Account Adjustment

The IDR Account Adjustment is a temporary Biden administration program designed to “fix” longstanding problems with income-driven repayment plans by temporarily waiving certain requirements.

IDR can allow borrowers to get student loan forgiveness after 20 or 25 years in repayment. But administrative problems, confusing rules, forbearance-steering practices, and poor oversight led to many issues that have served as a barrier to relief. The account adjustment is designed to address this by crediting borrowers with time toward their IDR loan forgiveness term for periods that may not have previously counted, such as payments made on other repayment plans, as well as certain periods of deferment and forbearance.The account adjustment has already been a resounding success, with more $49 billion in loan forgiveness approved for nearly a million borrowers.

But the initiative is temporary, and it is winding down this summer. While borrowers with Direct loans and other Education Department-owned federal student loans can benefit from the adjustment automatically, those who have other types of federal loans must apply to consolidate them through the Direct loan program by April 30th.

“If you have commercially held FFEL or any Perkins or HEAL loans, we encourage you to consolidate them by April 30, 2024, to benefit from the payment count adjustment,” according to the department. While the consolidation process can take around 60 days, the application itself must be submitted prior to the deadline for the borrower to receive the benefits associated with the IDR Account Adjustment.

Consolidating loans can also allow borrowers to maximize IDR credit under the account adjustment, because the department says it will credit the new consolidation loan with the highest amount of loan forgiveness “time” based on the underlying loan that has the longest repayment history. Consolidation may also be necessary for non-Direct loan borrowers to receive PSLF credit (which is possible under the adjustment, as well).

“Submitting a consolidation application alone does not guarantee any benefits under the payment count adjustment,” notes the department. “In general, it takes at least 60 days to process a Direct Consolidation Loan application and to disburse the new loan. This means that if you want to consolidate your loan(s) in order to get the benefit of the adjustment, you should submit a loan consolidation application by April 30, 2024.”

April 30th Is Also Key Student Loan Forgiveness Date For PSLF

Separately from the IDR Account Adjustment, the PSLF program is about to undergo a lengthy processing pause. Starting on May 1, no student loan forgiveness applications or employment certifications associated with PSLF will be reviewed or processed until at least July, as the department transitions the PSLF servicing interface from MOHELA to StudentAid.gov

Borrowers may want to submit a PSLF application — either to request loan forgiveness, or to simply update their PSLF qualifying payment count — by April 30th so that it is in the system before the pause begins. While the forms will be highly unlikely to get reviewed or processed prior to August, it could allow for faster processing once the suspension ends, given the anticipated backlog and associated delays that will likely occur once the program gets back up and running again.

“We anticipate substantial PSLF processing delays after the pause ends,” said the National Consumer Law Center in a new blog post covering the suspension. “Borrowers should be prepared for significant delays in processing Employment Certification Forms (ECF), updating PSLF payment counts, and processing loan forgiveness applications for eligible borrowers.”

In addition, borrowers may want to download their current PSLF records from MOHELA before the suspension goes into effect, because they will lose access to their current PSLF information starting on May 1. This includes qualifying employment periods, PSLF payment counts, and month-by-month breakdowns of eligible and ineligible payments.

“It is very likely that some borrowers’ account information, including qualifying payment counts, may be inaccurately reported on studentaid.gov or may not be reported at all for some time after the processing pause,” warned NCLC in the blog post. “We strongly advise borrowers to download all PSLF payment count and tracking information from MOHELA by April 30th, as that information may not be available or accessible on MOHELA’s website during and after the processing pause.”

Additional Key Student Loan Forgiveness Deadline On May 17th

Meanwhile, earlier this week the Biden administration released draft regulations governing a brand new student loan forgiveness plan. This program, if enacted, could provide debt relief to 25 million borrowers through multiple avenues.

With the draft rules formally published, the public now has a 30-day period to submit comments , with a deadline of May 17th. The Education Department “will carefully consider comments received and aims to finalize these rules in time to start delivering relief,” which the administration anticipates happening by the fall, according to a department statement earlier this week.

Millions of People May Get Student Debt Canceled After Company Moves Loans

M illions of Americans could potentially get their student debt canceled after Massachusetts Senator Elizabeth Warren called on Navient to cancel "decades-old predatory private student loans" under a Federal Trade Commission (FTC) protection law.

Navient said this year it would move its private and commercial loans in the Federal Family Education loan program to MOHELA, a major federal student loan servicer. That means 2.7 million borrowers will see their loans move to a new servicer, and some Democratic members of Congress are hoping that a significant chunk of those get wiped out.

That's because the Department of Education (DOE) previously canceled federal student loans for borrowers under the FTC's borrower defense to repayment rule, which allows borrowers to clear debt if they attended a specific list of schools deemed fraudulent by the DOE.

However, because Navient's private loans weren't covered under the law, many borrowers who attended the "fraudulent" schools never had their debt erased.

In a letter, Warren and eight other Democrats asked Navient to get rid of the student debt under the Holder Rule, which permits borrowers to cancel their debt if the university "fraudulently induced the student to enroll and had some relationship with the lender," according to the Minnesota Attorney General's Office.

Navient was found to have had relationships with several for-profit schools, and the servicer ended up reaching a settlement with 39 states for $1.7 billion due to accusations of working with for-profit schools to give students high default-rate loans.

The money went to borrowers who had been in default for seven straight months before June 2021, however, leading many to go without loan forgiveness.

"The concern is if Navient doesn't deal with these loans before they outsource them to another student loan provider, MOHELA, they'll continue to plague millions of loan holders' accounts," Alex Beene, a financial literacy instructor at the University of Tennessee at Martin, told Newsweek.

Navient currently allows borrowers to apply for relief if they attended one of the for-profit schools, but the Democrats who wrote the letter urged the company to automate the relief process.

"Navient should stop making borrowers apply for relief and instead automatically cancel student debt using information the company already has about whether borrowers attended schools that would entitle them to relief," they said.

The lawmakers are hoping relief can come for the borrowers before loans are fully sent to MOHELA and requested that Navient CEO David Yowan provide additional information by April 29.

Specifically, they want to know the number of borrowers who went to the for-profit schools, how many have applied for loan forgiveness and how the company incorporates the Holder Rule.

As it prepares for the loan transition, Navient said it would "work toward ensuring a seamless transition in the coming months and providing customers with uninterrupted servicing of their loans."

Aaron Smith, the co-founder of student loan platform Savi, said the call by Warren and other lawmakers offers private loan borrowers a chance to get their debt cleared while previously there was limited hope due to the type of loan they had.

"Most of the attention in student loan forgiveness has focused on federal student loans, but private loans are also an important part of the puzzle," Smith told Newsweek. "Traditionally there have been fewer options for borrowers with private student loans to adjust their monthly payments or access loan forgiveness."

Michael Lux, an attorney and founder of the Student Loan Sherpa, said that even if Warren's efforts don't make a dent in their student loan debt, there are options.

"Senator Warren's efforts to automate forgiveness are commendable, but borrowers should also take action on their own behalf," Lux told Newsweek. "Navigating repayment is often complicated and frustrating, but there are resources available to help. Ignoring your student debt or hoping for the best is an expensive strategy."
